I had a wonderful experience living in Stare Green and was fortunate enough to have such an amazing home during my second year. The service was exceptional, with immediate responses to our questions within less than 24 hours. The landlord and agent were both such lovely and accommodating people. The house itself was beautifully decorated, well-furnished and extremely clean. Each bedroom had a double bed, large desk, office chair and huge windows which were all a major plus. It is definitely the nicest house near campus and I highly recommend it for anyone looking for a fantastic stay near Warwick University! Thank you to Happy Rooms and I hope I will get the chance to live here again.

The Happy Rooms properties can be a bit more expensive than some of the other options near Warwick Uni but the convenience of the location, homely feel and quality of the furnishings and the helpfulness of the landlord makes it worth the additional cost. The bedrooms are much bigger than most other houses I have seen and the furniture is much nicer quality which is something you wouldn’t notice in a viewing but you do when you live there. There was clearly thought put in to all the furnishing rather than just finding the cheapest possible. We have also never had to wait for issues to be resolved and had very fast and helpful responses to any problems that have come up.

I am very happy with the house and the services! The house was in excellent condition and equipped with everything we needed. Everything on the property functioned perfectly! The landlord and the team were always extremely helpful and nice to everyone! They were friendly and very easy to reach whenever we had any questions or concerns.
The letting process was very easy and everything was explained really well to us. It was very well organized.
Although we didn’t have any major repairs to do since the house is in excellent condition, the landlord was very prompt in making plans for future improvements to the property.
The property is very good value for money, considering that the students have their bills included (which reduces the hassle of having to pay them separately and arrange payments), the house is fully equipped with everything that you might need and it is a 15 minute walk from the university.
The area is populated by other young students and families, which makes the area feel very safe and welcoming. The house is extremely cozy and welcoming. The neighborhood is quiet and the house itself feels very safe and secure.

The house is quite well quipped, and any issues we have are solved very quickly, effectively and to a high standard. Our property manager is so lovely and professional to deal with it makes the moving in process and handling of repairs very easy. Everything is explained so well any first time renter would find it so easy. She is happy to work with you it is not like the traditional tenant and landlord-agent relationship. I would say that I am very happy. The facilities are great quality especially the furniture, and the location is very practical too. The house came exactly as advertised and how me and my friend saw it at the beginning. It's also in the quietest part of Coventry, I think.
Happy Rooms is very responsive to any concerns which is super useful and takes a lot of the stress out of renting.
I would say the best part about renting with them is it's nothing like the really insane landlords or companies out there - you're talking to real people who want you to have a good experience so they're always happy to help, give advice & do any repairs if necessary. I love the house, it's very homely. The landlord is always efficient if we ever have issues. I feel very safe and comfortable in my university home. It's very handy being so close to the shops and the university, and the house has great facilities including a conservatory, dishwasher and large lounge area; and it's great value for money. The service has always been great so I was keen to find new housemates to be able to stay for my final year when all of my current housemates are graduating.

I'm really happy about the house. I love my room, for style and everything. All the decorations and style helps to feel you home. I think that looking also at others options this was good for price and for the style. It's all new and don't look damaged. And seems to me more home, like with a space to stay together with a table and sofa and not only your room. The kitchen facilities are pretty good and the neighbours seems secure. Thank you for all!

I chose to stay at this house at Stare Green due to it only being a 10 minute walk to the University, and right next to Tesco. Happy Rooms were extremely helpful and were there to ensure moving in went smoothly, and provided extra features to the house even after we moved in (like adding a TV!). The rooms are a great size, equipped with high quality furnishings and the area is very safe. I love the view onto the grass area from the two larger rooms. There are 4 toilets in the house, with two rooms ensuite, which are great to stay in. Any issues we did have were resolved very quickly by the management team.

When we were looking around last year I was thinking that it would be tough to find anything as convenient. Both in terms of the contract & proximity to campus. The allowance for the bills in particular really helps to let us focus on other things & prevent the stress that might otherwise be there. The house is a very nice fit for four people. The service is also good. I like that we're given quite a bit of notice before any maintenance/inspections. When we have had them the experience has been invariably positive as well. Also all the maintenance people were nice to talk with when they were here.

Living in Lichen Green was a very pleasant experience. The house agent and the landlord were very welcoming from the beginning and made sure the move in was smooth. They were also very accommodating throughout the year and very easy to reach whenever we needed anything or if we have any questions. The property is in a nice and quiet neighbourhood close to Tesco which was very convenient and had new appliances and very well decorated rooms that are well-maintained. Highly recommend this house.

My house is a good choice to stay over the years at Warwick Uni. It only takes you 15mins walk to WBS which is close to both campus and Tesco, and some walk in a good season definetely is a enjoyment. Furthermore, you will get a room with enough space and good sunshine. Apart from that, the service provided are always in time and responsive which has eases so many concerns i had before. Overall its in a peaceful and harmonious neighbourhood and nice to stay.

This is absolutely a great house! The decoration, furniture and appliances of the house are complete and new. The view of the room is also great, and the neighbourhood is very safe and quiet. House and service better than expected

I decided on the house mainly because of the safe environment and it’s convenient distance from the university.
The house was better than I expected especially with the fact it has just been redecorated before we moved in, the rooms were in an amazing state with lovely furnitures and decorative paintings on the walls.
The rooms in itself are smaller than my friends’ houses but with the spacious living room and kitchen connected to the garden and not forgetting that the house is in Cannon Park where many houses are quite pricey, I think it’s a reasonable money for the house.
Having lived in the house for few months, I definitely felt the convenience of the house as it is close Tesco and the university and it’s safeness and it was definitely going to be a challenge to find a house with better money in the same area.
Moreover, from the point I showed interest to the house to now, both the landlord and the agent has been very kind and very open minded when we had some issues in the house (Housemate wise and facility wise (blocked toilets, etc...)) and especially with our agent, it has been very easy to communicate when ever we needed some help. This has built trust in the landlord and the agent which I felt very comfortable living in the house hence I have decided to rent the house again.

Being in Canley is a very convenient place to stay - being only five minutes from the nearest supermarket in Cannon Park, and short walk away from the university. I think the biggest asset that swayed my household to stay for a consecutive year, though, was that when an unforeseeable issue came up with the boiler, the effort put in to see it resolved immediately was outstanding. From this experience, I know that the agent really does care about getting it sorted. I cannot recommend Happy Rooms enough, and as a bonus, the pricing is lower than many other surrounding houses (price was one of my biggest considerations when choosing a house). My hint to anyone looking to rent with Happy Rooms; show your interest soon, because otherwise you will miss out!

We decided to rent a four bedroom house from happy rooms and it was exactly what was advertised. Any queries or problems with the house were answered and dealt with quickly and effectively. We had our Wi-fi updated and a new washing machine installed when we reported that they weren’t working as well as they could be. The house is homely and I feel happy and content living there, knowing that any problems will be dealt with as soon as they come up. We decided to stay in the same house for a second year because we were treated well and found ourselves very comfortable in the house. I would very much recommend happy rooms!

Nice sized house and great experience

We rented the house because the location was super convenient! Also, for the price we were paying, we got a nice sized house! We feel safe living there, it was in good condition when we arrived and it's generally just quite nice.
A couple of my friends also had a great landlord and I was worried that we wouldn't find someone similar because I know a lot of them either don't really care or are just terrible at trying to help with problems, and I know that has happened to some of my friends. In my private halls last year, it was quite difficult to get in touch with the landlord and even if I did, they took a while to reply to my messages.
In that perspective, our experience with Happy Rooms has been great! During Term 1 we had some unexpected problems, BUT the problems were dealt with super quickly! For example, someone came on the same day even though it was late in the night to temporarily fix a leak, then a plumber at 11am the next day (and they replaced the taps). We also requested for a new shower head and it arrived within a week. It was all dealt with really quickly and easily!! And we've not had any problems since. So we’ve decided to rent with them for another year!

Before seeing this house, we had problems with many other agents who were not responsive, forgot to book viewings, or left our names off viewing lists. Our experience with Happy Rooms was quite the opposite. We chose to rent this house because it was in a good location, was in good condition and with majority of the rooms with double beds. When we had any issues during the tenancy such as the oven breaking down and the bathroom leaking, the agent was very responsive at all times of the day and the repairs were sorted within the next 48 hours.

I was still abroad when I was looking for a house to live near Warwick Uni and because I wasn’t familiar with the area my priority was safety. I chose this house firstly because it is in Cannon Park and is a safe place to live near campus. Secondly, the house was at a high standard and was decorated very nicely so although I wanted to rent a room with an en-suite at first, I finally chose this house. I strongly recommend this house to other students because it is a good place which is safe and convenient (Tesco and Warwick Uni campus is very near) and the landlord and property manager are really nice and kind, also when we had a problem it was repaired immediately.

I saw some good photos and detailed introductions about this house. These immediately attracted me. And the enthusiastic landlord also told me a lot of information, and patiently answered all of my questions. This gave me the confidence to finally make up my mind. I am quite satisfied with this house! And there are too many things that exceed my expectations. For example, a large garden with colorful flowers, brand new furniture, a comfortable room layout and a convenient living environment, etc. I have many friends who live in this area, and I will say that my house is the best. The most challenging thing for me was to find a house near the campus which was affordably priced. Considering the bills are all included, for me the house is worth it. While we were abroad, the landlord managed to show us everything via Whatsapp, and in general explained everything well. In addition, we managed to speak to some previous tenants and they gave good feedback regarding the houses. We rented the house not only because of price and very close location to the university but also because of the clean, fresh rooms. Throughout our tenancy the landlord always resolves any issues as soon as possible so we have no complaints at all.

We had reserved the house before coming to the UK and were pleasantly surprised that it was better than we had expected – nicely decorated and fully furnished throughout, and also professionally cleaned. The house is located very close to Cannon Park Shopping centre and it takes less than 20 minutes walk to the main campus of Warwick University. The rental process was straightforward and without any problems at all. In addition to this, the price is very reasonable and cheaper than many other properties (compared to my classmates’ houses). The property manager has been very nice, kind and helpful plus any problems we’ve had during the tenancy have been resolved in a timely manner. I would recommend this property to other potential tenants especially to students of Warwick University.

The house is so great for Warwick students to live. It just takes 10mins walk to the central campus and 3mins walk to Cannon park shopping center, where you can buy almost anything you need for life in Tesco, Wilko and so on. The house is well decorated last year and so cozy and comfortable. It located in a very safe and quiet area with very nice neighbors. All the rooms are fully equipped and in their good condition. And the most important thing is that you will have a very nice property manager who will help to deal with all the things related to the house. It is very very value for money and you will never regret for this choice.

From my whole year experience, I would say you won’t regret living here. The whole living experience is very pleasant, especially comparing with some of my friends who got cheated by some dishonest agent or irresponsible landlord. The 11 months stay in Charter avenue was very pleasant. The location is so great: the bus station was just in front of the house, 6-minute walk to Tesco and 15 minutes to central campus. It also has a spacious living room and big garden where you can take a walk when you don’t want to hang out. The 4 bedrooms are of different sizes but each of them was cozy and fully-equipped. The property manager is very responsible and always easy to communicate. Her monthly house inspections really helps to keep our house clean and tidy throughout the tenancy.
